County rejects property rezoning in Montrose

During Tuesday’s meeting, the Baldwin County Commission rejected a request from a Montrose resident to rezone property in that area’s historic district.

The property’s owner, Steve Moore, had requested RSF-3 zoning for his property to be able to create a family subdivision on his lot.

Planning Director Vince Jackson told the commissioners the reasoning behind the request was due to the smaller size of the lot.

“There was not sufficient acreage to allow for the property to be subdivided into the lots, hence the request for rezoning to the new designation,” Jackson said.

Jackson said there was currently no RSF-3 zoning in the Montrose area currently, largely due to the fact that RSF-3 zoning did not exist when the planning district was initially created.

“It wasn’t a deliberate effort to keep it out,” Jackson said. “What was available at the time was different than what is available now.”

Jackson told the commissioners that the planing commission had recommended denial of the rezoning.

Several nearby residents expressed concerns about allowing Moore the rezoning, saying that they believed he would be turning the new home he wished to construct into a rental property.

One resident also expressed concerns about how a new structure could add additional runoff that could affect her property and the nearby bluff.

The commissioners had no comments on the matter and quickly returned a 4-0 decision against the proposed rezoning.
